What goes on a roofing estimate?

Roofers price by the square, which is 100 square feet of roof surface, so a 2,400 sq ft roof is 24 squares. A good roofing estimate puts tear-off, underlayment, ice and water shield, shingles, flashing and ventilation on separate lines, each with its squares or feet. The client can then compare two roofers line by line instead of comparing one total with another.

The line that saves the most arguments is decking. Nobody knows how much plywood is rotten until the old shingles are off. The template lists it at a quantity of zero with a per-sheet rate. The client sees the price before anyone climbs a ladder, and the final bill has no surprise in it.

Are roofing estimates free?

Almost always, for a replacement or a repair of any size. Roofers inspect, measure (often from satellite imagery) and send the estimate at no charge. Where a fee exists, it is usually for a formal inspection report written for an insurance claim or a home sale, which is a different document from an estimate.

How do roofers work out the price?

Squares times the rate for each layer of the job, plus waste. Most roofers add 10 to 15 percent more shingle than the measured area for cuts, hips and valleys. Pitch changes the labour: a steep roof needs harnesses and moves slower, so the rate per square goes up. Tear-off depends on how many old layers come off. Then come the fixed costs: the dumpster, permits and clean-up.

How do I turn this into a PDF?
